Approach
Better information. Better decisions.
I am a UAE real estate advisor focused on Dubai, Abu Dhabi and Ras Al Khaimah, with hands-on experience in the Sharjah off-plan market. My style is calculated: I start with what you need, in your own words, and only then bring in the market.
Trusted partner for mortgages: GCC Mortgages. Three quick questions and they come back to you with what you can borrow.
The fundamentals are the water.
Every country makes its tea or coffee differently. A teabag in Britain, mint in Morocco, karak in Dubai, gahwa across the Gulf. The cup changes. The water never does, and without it nothing brews.
Property works the same way. Your goal, your country and your timeline decide the cup. Underneath, the fundamentals stay the same. Once you understand them, the decision becomes yours, not a sales pitch.
Dubai added 332,000 residents in 2025 and its economy grew 4.7% in the first nine months. In 2026, some apartment rents eased as new homes were finished. Both are true. The fundamentals tell you which one applies to the home in front of you.
In 2021, straight after the pandemic year, Dubai recorded AED 300 billion of property transactions, 71% more by value than 2020. The people buying were reading the fundamentals, not the fear.
BlackRock, the world's largest asset manager, took a commercial licence in Abu Dhabi in November 2024. Institutions bring well-paid jobs, and they move on fundamentals, years before the headlines catch up.
Before any data, I listen. What you want the property to do, your budget, your timeline, your family and your worries, as you would put them. You are represented, not sold to.
02
The fundamentals, explained
Supply, population, jobs, rents and the real cost of getting in and out, in context rather than headlines. We go through them until they make sense to you.
03
The location
Only then the map: where the fundamentals line up with what you told me, zone by zone.
04
The asset itself
A launch, a resale home, a retail unit, a hotel or a whole building, and whoever stands behind it, with the risks said plainly.
05
Execution
Negotiation, paperwork and transfer, at your pace. If it stops fitting, I say so, and we stop.
06
Beyond the purchase
Inspection, snagging and key collection at handover, then mortgages, wills, FX and residency with specialists. One person, not five.
Opportunities
Where the opportunity is.
Ready, off-plan and commercial across the UAE, Oman and the UK, updated weekly. Click a pin for the property, the price and who is behind it, or read the map by zone below.
The established coastal core: the Palms, the Marina, JBR and the beach. Proven addresses, but a premium address does not automatically mean a premium return.
In this band on my map: Al Sufouh, Bluewaters, City Walk, Dubai Islands, Dubai Marina, Emaar Beachfront, JBR, Palm Jumeirah, Pearl Jumeirah, Port de La Mer, Umm Suqeim
What I would test
Building-by-building rents, not area averages
Service charges, building age and upcoming works
Holiday-let rules and real occupancy
View protection, layout and parking
How quickly your price point resells
Zone 2: E11 to E311
Sheikh Zayed Road (E11) to Sheikh Mohammed Bin Zayed Road (E311)
The spine of the city and its family belt: Downtown and Business Bay at one end, Dubai Hills, JVC and the Springs at the other. Deep demand, but very different products side by side.
In this band on my map: Al Barari, Al Barsha South, Al Furjan, Al Jaddaf, Arjan, Business Bay, DIFC, Discovery Gardens, Downtown Dubai, Dubai Creek Harbour, Dubai Design District, Dubai Festival City, Dubai Healthcare City, Dubai Hills Estate, JLT, Jebel Ali Village, Jumeirah Islands, Jumeirah Park, Jumeirah Village Circle, Majan, Meydan, Nad Al Sheba, Sobha Hartland, The Greens, The Lakes, The Meadows, The Springs, The Views, Wasl Gate
What I would test
Similar layouts handing over at the same time
School access and rush-hour journeys
Community charges
Signed leases, not asking rents
Zone 3: E311 to E611
Sheikh Mohammed Bin Zayed Road (E311) to Emirates Road (E611)
Space-led suburbs: Arabian Ranches, DAMAC Hills, Mudon, Tilal Al Ghaf. More room and gardens, and travel time is part of the real cost.
In this band on my map: Al Waha, Arabian Ranches, Arabian Ranches II, Arabian Ranches III, DAMAC Hills, Dubai Golf City, Dubai Production City, Dubai Silicon Oasis, Dubai Studio City, Falcon City, Jumeirah Golf Estates, Liwan, Motor City, Mudon, Remraam, Rukan, Serena, Tilal Al Ghaf, Villanova
What I would test
Real travel times at school-run hours
Plot size against built-up area
Defects, warranty and handover status
Townhouse supply over your holding period
Rents against completed leases
Zone 4: Beyond E611
East of Emirates Road (E611)
Outer growth: Town Square, DAMAC Hills 2, The Valley, Sobha Sanctuary. Lower entry prices, and a promised road is not rent you can bank.
In this band on my map: Cherrywoods, DAMAC Hills 2, Mira, Mira Oasis, Sobha Sanctuary, The Valley, Town Square
What I would test
Is the road, metro or school approved, funded and scheduled
Realistic rent forecasts
Resale before handover
How much similar supply is coming
Zone 5: Stands alone
Expo City, Dubai South and Al Maktoum airport
Not a band but its own story: the airport, logistics and Expo City. Several different markets, and a long-term theme rather than a guarantee.
In this band on my map: Dubai Investments Park, Emaar South, Expo City, Green Community, The Oasis
What I would test
Exact location and drive to real jobs
What is operational, under construction or only announced
Residents and signed rents today
Timing of competing handovers
Escrow, registration and resale rules on off-plan
All five zones
Dubai reads as bands running inland from the sea, split by its three big roads: Sheikh Zayed Road (E11), Sheikh Mohammed Bin Zayed Road (E311) and Emirates Road (E611). The southern corridor around Expo City and the airport stands alone. Pick a zone to see what sits inside it and what I would test there.
The main roads on the map
E11 Sheikh Zayed Road
E311 Sheikh Mohammed Bin Zayed Road
E611 Emirates Road
E44 Al Khail Road
E66 Dubai to Al Ain Road
E77 Expo Road
A way of thinking, not an official map. Band edges follow the roads approximately, and two buildings in the same band can perform very differently. Road lines from OpenStreetMap.

Athletes, founders and high earners
Whether your income comes from sport, a business or a profession, capital needs a plan: where to invest, how to hold it and when to relocate. I have worked with professional athletes from the NFL, the Premier League and sport around the world.
International investors
Investors in the UK, the US, the Caribbean, Africa and beyond who want a clear, secure way into UAE property, with the discretion and straight answers a decision like that deserves.
Property is how many families build wealth that lasts: homes and rental income that pay now, and assets that can be understood, protected and passed on. I help families plan for their children, their schools and the next generation, and I take the time to explain the risks as well as the returns.
Jamal Akim Joseph is a British UAE real estate advisor based in Dubai, focused on Dubai, Abu Dhabi and Ras Al Khaimah, with experience in the Sharjah off-plan market. He has AED 1.88 billion in sales value to his name and was the top broker across the UAE in the first quarter of 2021.
What does a UAE real estate advisor do?
Starts with what you need, in your own words, then brings in the market: which areas fit your goal, what a property really costs and earns, what could go wrong and who buys it from you next. That covers ready and off-plan homes, commercial property, mortgages through a trusted broker, and the steps after purchase.
What are the fundamentals of Dubai property?
Seven things decide what a home is worth: people arriving, jobs, roads and rail, supply coming, real rents rather than asking rents, the cost to get in and out, and who buys it next. Each has its own article with official figures on this site.
Is Dubai property a good investment in 2026?
It depends on the property, not the city. Dubai added 332,000 residents in 2025 and its economy grew 4.7% in the first nine months of the year, while some apartment rents eased in 2026 as new homes were finished. The fundamentals tell you which of those applies to the home you are looking at.
Can I buy property in Dubai from abroad?
Yes. Many buyers are in the UK, the US, the Caribbean and Africa. Purchases can be handled remotely with the right documents; since June 2026 a sale through someone acting for you needs a special power of attorney. I run calls on Zoom and roadshows in London, the US and Africa.
How do I start working with Jamal Akim?
Answer seven quick questions on the start page, book a call, or message on WhatsApp. Tell me your budget, timeline and goal and I will come back to you personally.
