Emaar Beachfront: Prices, Towers, Yields and What to Check
Emaar Beachfront positions itself between two more established beachfront names: a newer island with private beach access, marina berths in some buildings, and Emaar’s development standard.
Who Emaar Beachfront suits
Buyers who want beachfront newness without Palm Jumeirah’s branded-residence pricing, or JBR’s older building stock. It suits end-users and investors comfortable with a shorter track record in exchange for newer finishes.
What to know before buying
As a smaller, newer island, per-building comparisons matter. Completion dates span several years across the development, so “Emaar Beachfront” covers meaningfully different building ages and finishes.
Community report, October 2026
A gated, beach-front island community inside Dubai Harbour, between Palm Jumeirah and Dubai Marina, developed by Emaar. Here is what is confirmed, where the numbers disagree, what the 2026 market backdrop means for a buyer, and what I would check before putting money into it.
At a glance
- Developer
- Emaar. Dubai Harbour itself was launched by Meraas [1]
- Homes
- Emaar said 7,000 in 2018. Guides now say about 10,000 [1][2][3]The sources disagree. Ask Emaar for the current approved count.
- Size
- Over 10 million sq ft [3]
- Homes on offer
- 1 to 4 bedroom apartments, penthouses and villas [3]
- Getting around
- Off Sheikh Zayed Road. Private transport is usually preferred, and the nearest Metro stations are 10 to 14 minutes by car [2][3]
- Drive times
- Dubai Marina 1 to 9 minutes, Palm Jumeirah about 15, Downtown about 15 to 22, DXB airport about 25 to 26 [2][3]The two guides give different times, so test the drive at your own hours.
- On site
- Beach and promenade, retail with cafes and restaurants, pools, gyms, play areas, 24-hour security, parking in every building [2]
Towers and launches
Names below appear in Emaar’s own tenders and in listings and developer marketing. Which are handed over, under construction or still to launch changes, so confirm each one with Emaar or me before relying on it.
- Beach VistaTwin-tower launch, one of the first two Beachfront tenders in 2018[1]
- Sunrise BayThe other first-phase pair of towers in 2018, with a yacht club on site[1][3]
- Grand Bleu TowerA later launch, marketed as designed with Elie Saab[3]
- Beach IsleA later tower, listed with starting prices on Property Finder[5]
- Beach MansionNamed in agency listings for sale in Dubai Harbour. Confirm its status with Emaar
- The Address hotelA luxury hotel operated by Address Hotels + Resorts within the community[3]
What homes cost and rent for
Average asking and rental figures for apartments, as published by Engel & Völkers using Property Monitor data. They mix tower, floor and view, so one tower can sit well above or below these. The 5.05% yield is the average for Dubai Harbour, which includes Beachfront. [2]
| Apartment | Average price | Average annual rent | Gross yield this implies |
|---|---|---|---|
| 1 bedroom | AED 3,096,615 | AED 149,480 | 4.8% |
| 2 bedrooms | AED 5,701,692 | AED 238,045 | 4.2% |
| 3 bedrooms | AED 8,586,220 | AED 410,268 | 4.8% |
The yield column is my arithmetic (rent divided by price) on the published averages, December 2025. The averages come from different sets of homes, so it is a guide, not a measured yield.
How to read these numbers
- Asking prices are what sellers hope for. Registered sales are what buyers paid. In a cooling market the gap between the two widens, and it is the number that matters for your offer.
- Averages hide the view premium. Units facing the sea or Palm Jumeirah usually cost noticeably more than the same layout facing inland, so compare like with like.
- Pooled figures can mix off-plan with resale. Ask which one a number covers before you use it.
- I will pull the actual registered sales for the specific tower and layout you are looking at, before you make an offer.
The 2026 backdrop
This is what is verified about the wider market right now. It matters here because Beachfront is a premium, financing-sensitive purchase.
- On 17 September 2026 the Central Bank of the UAE raised its base rate by 25 basis points, from 3.65% to 3.90%, following the US Federal Reserve. Variable-rate mortgages move with it. Fixed rates and off-plan payment plans already agreed do not. [7]
- CBRE reported that Dubai residential sales in the second quarter of 2026 fell 29% year on year to fewer than 37,000, with transaction value of about AED 88 billion against nearly AED 154 billion a year earlier. Average rents fell 6.2% from the previous quarter and 2.6% year on year, while home prices were still 1.9% higher than a year earlier. [8]
- ValuStrat’s July 2026 residential index stood at 219.2 points, down 0.3% on the month and 1.6% on the year. [9]
- Springfield Properties data put Dubai third-quarter 2026 property transactions at AED 90.62 billion across 36,738 transactions. Off-plan residential made up AED 41.58 billion of that and secondary-market residential AED 30.83 billion, so off-plan was the larger segment. Trade-press tallies vary slightly. [10]
Reading across these: volumes and rents have cooled, prices have mostly held, and borrowing costs have risen. That favours a buyer who can negotiate and who does not need to rush. It also means resale and rental assumptions deserve a little more caution than they did a year ago.
Run your own numbers
Put in a price and a rent you have actually been quoted. This works out what the property costs to buy, what it earns after running costs and what a mortgage does to the picture. It uses today's Dubai Land Department fee of 4% and is an estimate, not advice.
My view
What works
- A rare combination: a private beach, a promenade and a gated setting, minutes from Dubai Marina and next to Palm Jumeirah.
- Emaar as developer, with the track record, service standards and resale recognition that come with the name.
- A choice of product, from standard apartments to hotel-operated residences, so the right unit depends on what you need it to do.
- Scale and amenities that make it feel like a place, not just a building.
What to watch
- Supply: 27 towers and thousands of homes means a lot of comparable stock, especially at resale and in the rental market.
- Pricing: premium tower and view units can be priced above what recent registered sales support. Check the evidence tower by tower.
- Getting around: it is a car-first location, with the nearest Metro stations a short drive away.
- Financing: higher rates raise the cost of carrying a mortgage, and yields on premium stock are modest against the price.
- Handover and quality: dates are developer timelines and can move, and buildings differ in age, finish and service charges.
Who it suits
- End users who want beach life
- Strong, if you value the setting and are comfortable with the price. Choose the tower on view, floor and layout, not just the name.
- Investors seeking income
- Modest. Yields on premium units are a few percent gross, so the case rests more on capital preservation and lifestyle demand than on rent.
- Short-let investors
- Possible, but check the building and holiday-home rules, fees and demand first. Do not rely on headline occupancy numbers.
- Buyers using a mortgage
- Model the payment at today’s rates and at a higher one. A non-resident can still borrow, usually with a larger deposit.
This is my opinion on the information above, not a recommendation for your situation, and not a promise of any return.
Before you buy here
- Which tower, which floor, which view, and its handover or completion date.
- The registered sale prices for the same tower and layout over the last 12 months.
- The service charge per square foot, what it covers, and whether there are hotel or beach charges.
- For off-plan, the payment plan, what each instalment is tied to, and the escrow arrangements.
- Resale rules, any developer approval, and your exit costs.
- Rent evidence for that exact unit type, and the cost of carrying it vacant for a few months.
- How you will finance it and the fees. See the fees guide and the mortgage introduction.

Why investors look at Emaar Beachfront
- Private beach access with a lower unit count than JBR, a genuinely smaller, more exclusive footprint
- Newer stock than JBR or Palm Jumeirah's original towers, at a price positioned between the two
- Direct marina berths in several buildings appeal to a specific boat-owning buyer segment
- Being newer, resale/rental track record is shorter than the established beachfront areas, worth weighing against that newness premium
Notable buildings
Sunrise Bay
One of the first delivered towers on the island
Beach Vista
Twin-tower beachfront development, among the earlier completions
Grand Bleu Tower
Later-phase delivery with marina and beach frontage

How do I find real property prices in Emaar Beachfront?

Compare the same size, age, view and floor. I can send recent registered transactions for any building you are considering.
Who should I talk to before buying in Emaar Beachfront?
An advisor who starts with your goal, budget and timeline rather than a listing. Tell me what you want the property to do and I will tell you honestly whether Emaar Beachfront fits, and which buildings I would look at first.
