This isn't a listings portal. It's a working record of the Dubai projects I'd actually put in front of an investor, and the reasoning behind each one: developer, project, location, financials, exit, risk. My focus also extends to Abu Dhabi and Ras Al Khaimah, with the rest of the UAE and beyond added as real coverage lands.
Featured projects

Lunaya
A villa community from ZAYA (the developer behind Al Barari) in joint venture with FIVE Holdings. Four villa types from a 4-bedroom townhouse to a 5-bedroom villa, built around 65% green space and a 900,000 sq ft swimmable lagoon.

Mirage at The Oasis
A 204-unit villa community inside Emaar's The Oasis masterplan. 5 and 6-bedroom villas built around water canals, lagoons and parkland, with a staged payment plan running to mid-2028.
Dubai property, by area
13 ready communities, 8 off-plan masterplans, plus commercial and retail, grouped separately because the diligence is different for each.
Property in Business Bay
Business Bay sits directly south of Downtown along the Dubai Water Canal. A dense mix of residential towers, offices and hotels that's become one of the most liquid mid-market areas for both buyers and tenants.
Property in Downtown Dubai
Downtown Dubai is the city's most recognisable address, home to the Burj Khalifa and Dubai Mall, and commands a premium accordingly.
Property in Dubai Marina
Dubai Marina is one of the city's most established waterfront communities, a strong choice for both end-users and investors focused on rental demand.
Investing in Dubai South (Off-Plan)
Dubai South is the 145 sq km masterplan built around Al Maktoum International Airport and the Expo City legacy site, one of the largest long-horizon growth bets in the city, still early in its residential build-out.
Property in Palm Jumeirah
Palm Jumeirah is Dubai's most recognisable address after Downtown, a man-made island of villas, beachfront apartments and branded residences with no shortage of global name recognition.
Investing in The Oasis (Off-Plan)
The Oasis is Emaar's low-density luxury villa masterplan built around water canals, lagoons and open parkland. Large plots and mansion-scale villas positioned at the upper end of the off-plan villa market.
Frequently asked
The questions that come up before the numbers do.
Can international buyers own property in Dubai?
Yes. Dubai has designated freehold areas where foreign nationals can hold full ownership, not just a leasehold. Most of the communities covered on this site fall within those freehold zones.
What's the actual difference between off-plan and ready property?
Ready property is completed and has a real resale/rental track record you can check. Off-plan property is still under construction, priced lower to reflect that, and carries developer-delivery risk that ready property doesn't.
Is a lower starting price on an off-plan project actually a better deal?
Not automatically. A lower headline price has to be weighed against the payment plan structure, the developer's delivery track record, and how much the area's infrastructure still needs to mature. See the developer-analysis framework for how to actually evaluate that.
Not sure which project fits?
Every buyer's goal is different: yield, capital growth, or a specific lifestyle. Let's talk through your budget and what actually fits it.
