Lunaya is ZAYA’s follow-up to Al Barari, built in joint venture with FIVE Holdings, two developers with a combined track record of over $10 billion in delivered real estate over 15 years. The pitch is explicit: real delivered villas, not just renders, with the brochure itself built around a “render to reality” comparison against Al Barari’s finished product.

(The aerial photo above is Al Barari itself, ZAYA’s completed sister community, used here the same way the developer’s own materials use it: as evidence of what they’ve actually delivered, not a render of Lunaya.)

The collection

Four villa types, each with a real average price and sellable area: The Bloom (4-bed townhouse, AED 5M, 2,966 sq ft), The Rise (4-bed maisonette, AED 6.4M, 3,814 sq ft), The Dune (5-bed duet, AED 12M, 6,635 sq ft), and The Sol (5-bed villa, AED 16.5M, 8,231 sq ft).

Location

2.5km off Sheikh Zayed Road with three-lane entry and exit on both sides. Sits inside the Jebel Ali / Dubai South growth corridor, near Al Maktoum International Airport, Palm Jebel Ali, and the wider Dubai South masterplan.

Payment plan

40/60, with resale flexibility before handover. Handover date isn’t disclosed in the materials I have. Confirm directly with the developer before quoting a completion window.

Amenities

65% green space, a 900,000 sq ft swimmable lagoon, and a wellness offering (REFIVE Spa) that’s picked up sustainability and luxury spa awards in 2024.
