The Rockefeller Name Comes to Dubai: Inside the 400m Christian A. Rockefeller Business Tower

Some names do not need explaining. Rockefeller is one of them. For more than a century it has meant oil, banking, philanthropy and, in New York, a piece of the skyline people still stop and look up at.
Now the name is coming to Sheikh Zayed Road.
On 22 October 2026, developer LMD unveiled the Christian A. Rockefeller Business Tower: a 400-metre, 87-storey office tower between Business Bay and Downtown Dubai, due for completion in the second quarter of 2031. It is being presented as the global real estate debut of the Christian A. Rockefeller brand, and as a new kind of workplace: offices that run like a five-star hotel.
It is a big moment for Dubai’s skyline and a bigger statement about where serious money thinks the city is going. It also raises the questions I would want answered before anyone I advise puts down a deposit. So here is all of it: what has been announced, who is behind it, what the office market data actually says, and what I would check.

The tower is planned as a Grade A commercial building with four collections of offices and five amenity floors, two of them dedicated to health and fitness. Offices range from individual units to half floors and full floors. The top tier, the Presidential collection, takes full floors between Levels 71 and 80, starting at about 11,541 square feet with private terraces.
The amenities read more like a resort than an office block. There is a triple-height arrival lobby with artwork and a water installation, retail across the ground and first podium levels, and cafés and restaurants on the second podium. The wellness floors include a spa with treatment rooms, sauna, steam and ice rooms. Outside are an infinity pool, a padel court, a meditation area and landscaped gardens. A fitness hub covers cardio, strength, yoga, Pilates, spinning and martial arts.
At the top, Level 87 is a sky business centre with co-working space, meeting rooms, podcast studios and private call pods, alongside a ballroom, an outdoor terrace and an Observatory pool for corporate events.
The design is a curved, ribbed glass facade with planted terraces and a pointed crown. Interiors are by Bahrain-based International Design Associates, mixing Art Deco with Manhattan loft and contemporary New York style, which is a clear nod to where the name comes from. Practical details matter as much as the architecture: 23 elevators, including high-speed double-deckers, and more than 1,100 parking spaces.
Who is behind the Christian A. Rockefeller Business Tower
Four parties are named.
- LMD is the developer. Hamad Al Abbar, managing partner of LMD UAE, describes the concept as the “hotelification” of office space, drawing on the company’s hospitality-led projects across Europe, Egypt and the UAE.
- Christian A. Rockefeller, a sixth-generation descendant of the Rockefeller family, is the brand partner. He says Dubai was chosen for the first building because of its focus on investment, architectural ambition and long-term value. His line on it: “A global debut is not about visibility; it is about readiness.”
- Iconique Living Group represents him. Its managing director, Daniel Kormann, describes Dubai as the first step in an international rollout of the brand.
- Devmark, a UAE consultancy, runs sales and marketing, with a sales centre at Anantara Business Tower in Business Bay.
One detail worth knowing. This is a personal brand, Christian A. Rockefeller, not Rockefeller Center or the Rockefeller Group. And while the Dubai tower is billed as the brand’s real estate debut, a “Christian A. Rockefeller Residences and Golf Club” in Sotogrande, Spain, was announced back in 2021 with a different developer. That is not a criticism. It is simply the kind of thing a careful buyer asks about: what happened to earlier projects, and what exactly the brand licence covers in Dubai.
Why an office tower, and why now
When most people hear “Dubai property” they think of apartments and villas. But this year, offices have been the quiet winner.
CBRE’s review of the second quarter of 2026 found Dubai office rents up 13% on a year earlier, prime rents up 16%, and occupancy at about 94%, with continued shortages of Grade A space. Savills reported in the third quarter that office leasing stayed resilient as occupiers prioritised quality. When good space is that tight, landlords hold the cards, and developers notice.
The sales data tells the same story. I went through every office sale registered with the Dubai Land Department, January to September, for each year since 2021.
Dubai office sales, January to September each year, from every sale registered with the Dubai Land Department
Value of office sales, AED billion
Ready offices, median price per sq ft, AED
Office sub-type sales, ready and off-plan, rows passing the dataset's quality checks. Counted from Dubai Real Estate Data's open DLD dataset (to 5 October 2026).
From AED 1.4 billion of office sales in the first nine months of 2021 to AED 13.9 billion in 2026. Ready offices that sold for a median of AED 829 per square foot in 2022 now sell for AED 1,774. In Business Bay, right next to this tower’s site, the median ready office went from AED 935 to AED 2,047 per square foot.
That is a market where demand has outrun supply for years. It is exactly why a developer would put a famous name on a 400-metre office tower rather than another residential block.
The 2026 twist: money moved, it did not leave
There is a catch, and it connects to what I wrote about the viral 51% drop in Dubai sales.
April to September 2026 against the same months of 2025
Off-plan office sales490 to 1,222
Value of all office salesAED 5.28bn to 7.07bn
Resale (ready) homes soldfrom my sales analysis
Ready office sales1,588 to 706
Every DLD-registered sale, from Dubai Real Estate Data's open dataset. Resale homes: see the viral 51%, checked.
From April to September 2026, resale homes sold fell about 40%, and resale office sales fell 56%. Buyers stepped back from existing property when regional tensions began in March. But off-plan office sales more than doubled, and the total value of office sales rose 34%.
In plain English: investors who would normally buy a ready apartment or a secondhand office moved into brand-new Grade A office launches. That is good news for a project like this one. It also means a lot of new office supply has been sold that will be handed over in the late 2020s and early 2030s. In 2031, this tower will be competing for tenants with everything launched in 2025 and 2026.
What “hotelification” of offices actually means
The idea is simple. Instead of renting a floor and building your own gym, café and meeting suites, the building provides them, run like a hotel. Your team gets a spa, a pool and a padel court. Your clients arrive in a lobby that feels like a five-star hotel. Your events happen on the 87th floor.
For tenants, the appeal is real. Companies competing for talent want offices people actually come into, and Savills described occupiers in Dubai prioritising quality this year.
For owners, there is a cost side. Pools, spas, ballrooms and concierge staff are paid for through service charges. Before buying, I would want the developer’s service charge estimate in writing, and a view on how it compares with ordinary Grade A towers. A beautiful amenity floor that pushes the service charge too high can make a unit harder to lease and harder to sell.
Dubai, the world capital of branded real estate
There is a reason a global brand would debut in Dubai rather than New York or London.
Branded residence schemes, live and in the pipeline
Dubai
Miami
London
Abu Dhabi
Al Marjan Island
Dubai, live (68) Dubai, pipeline (107)
Knight Frank, The Residence Report 2026-27, via Khaleej Times. These are residential schemes; branded office towers are newer and rarer, which is what makes this launch unusual.
According to Knight Frank’s Residence Report 2026-27, Dubai has 175 branded residence schemes, 68 live and 107 in the pipeline. That is more than twice Miami and almost six times London. Buyers here are used to paying for a name, and brands know it.
What branded towers are still rare for is offices. Most branded property in Dubai is residential: Armani, Bulgari, Cavalli, Bugatti and the rest. A branded Grade A office tower is a newer idea, which is exactly why this launch got attention.
A brand can help. In residential, branded schemes are often marketed at a premium and can attract a wider pool of international buyers when you come to sell. But a brand does not lease your office, and it does not guarantee a premium five years from now. Location, building quality, management and price per foot do that.
What will it cost?
LMD has not published pricing yet. When it does, here is the context I would put it against.
Off-plan office launches selling in Dubai in 2026: median price per sq ft (AED), January to September. The Rockefeller tower's pricing has not been published.
Lumena Alta by Omniyat145 sales
Lumena by Omniyat95 sales

Shahrukhz by Danube537 sales
Raw District by Imtiaz150 sales
Samana Business Hub107 sales
Office sales registered with the DLD, from Dubai Real Estate Data's open dataset. Medians mix floors, sizes and views within each project.
The most active off-plan office launches of 2026 sold at medians from about AED 1,900 to over AED 6,100 per square foot. Omniyat’s Lumena Alta, set to be the tallest commercial building in Business Bay when it completes in 2030, sold at a median of about AED 6,129. Ready offices across Dubai sold at a median of AED 1,774.
That spread is the whole conversation. The question for any buyer is not “is AED X a lot?” but “how much am I paying above a comparable ready office for the brand, the height, the amenities and the five-year wait, and will tenants in 2031 pay rent that justifies it?”
The location: Sheikh Zayed Road, between Business Bay and Downtown
Location is the one thing no brand can fake, and this one is strong. The site sits on the Business Bay side of Sheikh Zayed Road, between the Business Bay and Burj Khalifa/Dubai Mall Metro stations, in reach of Downtown Dubai, DIFC and Business Bay. The project is registered in Business Bay.

- Metro station
- Landmark
Location as described in LMD's launch announcement (Arabian Business; Dubai Land Department register: Business Bay). Map data: OpenStreetMap contributors, OpenFreeMap.
The developer has not yet published the exact plot, so the map shows the stretch of road frontage it describes. The developer’s own skyline render, above, shows the tower right beside the elevated Metro line on Sheikh Zayed Road.
Sheikh Zayed Road (E11) is the spine of the city, and the stretch between Business Bay and DIFC is Dubai’s core business district. I explain why the E11 matters so much in UAE roads explained, and why the area around Downtown is where value landed first in the golden drop and the ripple. Sitting between two Metro stations matters for an office: it widens the pool of staff who can get to work without a car.
The risks I would weigh
Every launch looks perfect on the day. Here is what I would think hard about.
- Time. Q2 2031 is almost five years away. That is long enough for a full property cycle. Off-plan dates can move, and your money is committed throughout.
- Supply. Off-plan office sales more than doubled this year. A lot of Grade A space will be handed over before or around the time this tower is. Today’s shortage may look different in 2031.
- The premium. You are paying for a name, a height and a lifestyle. Make sure the price per foot above comparable towers is justified by the rent the building can command, not just by the launch event.
- Service charges. Hotel-style amenities have hotel-style running costs.
- VAT and paperwork. Commercial property carries 5% VAT. If you are buying through a VAT-registered company, reclaiming it now requires documented checks on the seller, which I explain in the new UAE VAT rules from 1 October 2026.
- The exit. Who buys it next? A full floor of 11,500 square feet has a much smaller pool of buyers than a 1,000 square foot unit. Bigger is not always easier to sell.
Who this kind of building suits
It suits owner-occupiers who want a landmark headquarters near DIFC and Downtown, family offices and long-term investors happy to hold through a cycle, and buyers who value the amenities enough to use them.
It suits less anyone hoping to flip before completion. The days when almost any launch could be sold on at a profit before handover are behind us. Communities and markets are maturing, and buyers now price what is built rather than what is promised. Be bullish on the location, the project and the specific unit, and critical about the price.
Ten questions I would ask before paying a deposit
- What is the price per square foot, by floor and by collection?
- What is the payment plan, and how is it tied to construction milestones?
- Which escrow account receives my payments, and is the project registered with the Dubai Land Department?
- What is the estimated service charge per square foot, and what does it include?
- What exactly does the brand licence cover, and for how long?
- What has LMD completed in Dubai, and when were those projects handed over?
- Can units be leased before completion, and are there restrictions on the tenant type?
- Can I subdivide or combine units, and at what cost?
- What happens to my payments if completion is delayed beyond Q2 2031?
- If I buy through a company, how will the seller verification for VAT be documented?
What this tells us about Dubai
Step back from the details and the headline is simple: a family name that shaped American business chose Dubai as the first city for its commercial real estate brand. Dubai has 175 branded residence schemes for the same reason. Global money wants to be here.
That fits the fundamentals I keep coming back to: a growing population, a growing economy, and offices so full that rents rose 13% in a year. The market can be hot or cold. Those do not change with the weather.
The Christian A. Rockefeller Business Tower will be a striking building. Whether it is a good investment depends on the price, the plan and the person buying it. If you are weighing it, or any Grade A office in Dubai, book a call and I will give you the closed prices, the rents and an honest view. People first, numbers always.
Frequently asked questions
What is the Christian A. Rockefeller Business Tower in Dubai?
It is a planned 400-metre, 87-storey Grade A office tower on Sheikh Zayed Road, announced on 22 October 2026 by developer LMD in partnership with Christian A. Rockefeller, a sixth-generation descendant of the Rockefeller family. It combines offices with hotel-style amenities including a spa, fitness hub, infinity pool, padel court, ballroom and a sky business centre on Level 87. Completion is scheduled for the second quarter of 2031.
Where is the Rockefeller tower in Dubai?
On Sheikh Zayed Road (E11), between the Business Bay and Burj Khalifa/Dubai Mall Metro stations, within reach of Downtown Dubai, DIFC and Business Bay. Sales are handled by Devmark, with a sales centre at Anantara Business Tower in Business Bay.
How much do offices in the Rockefeller tower cost?
Pricing was not disclosed at launch. For context, off-plan office launches in Dubai sold in 2026 at median prices from about AED 1,900 to over AED 6,100 per square foot, against a citywide median of about AED 1,774 for ready offices, according to Dubai Land Department registrations. Ask for the price per square foot, the payment plan and the service charge estimate before comparing.
Is the Rockefeller tower connected to Rockefeller Center or the Rockefeller Group?
It is presented as the real estate debut of the Christian A. Rockefeller brand, linked to Christian A. Rockefeller personally and represented by Iconique Living Group. It is not described as a Rockefeller Center or Rockefeller Group project. As with any branded property, ask to see what the brand licence covers and for how long.
Is it a good time to buy an office in Dubai?
Office fundamentals are strong: CBRE reported Dubai office rents up 13% and occupancy around 94% in mid-2026, with a shortage of Grade A space. Ready office prices have roughly doubled since 2022. The risk has moved to off-plan: off-plan office sales more than doubled in 2026, which means more supply arriving in future years. Buy for the building and the tenant demand in 2031, not the launch.
Do you pay VAT when buying an office in Dubai?
Yes. Commercial property is subject to 5% VAT, which a VAT-registered buyer can usually reclaim. From 1 October 2026, reclaiming it requires documented checks on the seller under FTA Decision No. 13 of 2026. The 4% Dubai Land Department transfer fee applies on registration.
When will the Christian A. Rockefeller Business Tower be completed?
The developer has scheduled completion for the second quarter of 2031. Off-plan completion dates can move, so check the escrow account, the construction contract and the payment plan's link to construction milestones.
