Dubai Holding
From mid-market communities to ultra-prime. A Dubai government-related investment group. Its real estate arm brings together Meraas, Nakheel, Meydan and Dubai Properties.
My view
When you buy into a Dubai Holding community you are buying from the people who also control the land around it. That tends to mean infrastructure that actually arrives. The brands under it differ a lot, so judge Meraas, Nakheel and Dubai Properties projects separately.
What I check hardest: Which brand inside the group is actually the developer on your contract, and its own delivery record.

Sources: Middle East Construction News (Jan 2026): Dubai developer sales rankings for 2025; Dubai Holding. Sales figures are each company's own or a published ranking, and are not always like for like: some are group-wide, some Dubai only. Check a developer's project registration and escrow with the Dubai Land Department (or the relevant emirate) before you pay anything.
No Dubai Holding launches are on my map right now. Ask me what they have available.
What I check before any Dubai Holding purchase
- The payment plan. What each instalment is tied to, and what happens if a milestone slips.
- The escrow account. That your payments go into the project's regulated escrow account.
- The record. Past handovers on time, build quality and how snagging was handled.
- The numbers. Price per square foot against comparable projects, service charges and likely rent.
- Your exit. Resale rules, any developer approval needed, and fees on the way out. See the fees guide.
