Nakheel
Luxury and waterfront master developer. Part of Dubai Holding since the 2024 merger of Nakheel and Meydan into Dubai Holding.
My view
Nakheel makes land: the Palms and Dubai Islands exist because of it. Buying from the master developer at the start of a new island is a long cycle. The upside is real, but it comes with a long wait for the community to fill in around you.
What I check hardest: Your holding period against the realistic timeline for the community around your plot or unit, not just your own handover.

What I check before any Nakheel purchase
- The payment plan. What each instalment is tied to, and what happens if a milestone slips.
- The escrow account. That your payments go into the project's regulated escrow account.
- The record. Past handovers on time, build quality and how snagging was handled.
- The numbers. Price per square foot against comparable projects, service charges and likely rent.
- Your exit. Resale rules, any developer approval needed, and fees on the way out. See the fees guide.
Questions I am asked
Is Nakheel government-backed, listed or private?
Government-related. Part of Dubai Holding since the 2024 merger of Nakheel and Meydan into Dubai Holding.
Where does Nakheel have projects?
On my property map Nakheel has 3 projects across 3 areas, including Dubai Islands, Dubai Marina, Palm Jebel Ali.
When are Nakheel projects due for handover?
The handover dates the developer has given for these projects run from 2026 to 2031. Dates are the developer's own timelines and can move, so confirm before acting.
How do I check a Nakheel project before buying?
Check the payment plan and what each instalment is tied to, that your payments go into the project escrow account, the developer's record on past handovers, service charges, and whether the price per square foot matches comparable projects. I go through each of these with you before you reserve anything.
