The Science Behind Selecting a Dubai Property Investment

Most off-plan decisions in Dubai are made on the story: the render, the launch event, the payment plan headline. This framework separates the story from the asset by working through six categories in order: developer, project, location, financials, exit and risk. It's the structure I use before recommending anything, not a scoring formula. The methodology behind the score is still being built in public, and this piece will be updated as it matures.
Most off-plan conversations in Dubai start with the render and the payment plan headline. This framework starts somewhere else, with the developer, then the project, then the location, then the numbers, then how you’d actually get out of it, and what could go wrong along the way.
It’s deliberately not a scoring model. A points system that spits out a number looks rigorous and isn’t, since it hides the judgment calls instead of making them visible. What follows is the structure I actually work through before recommending anything. As the methodology matures into something closer to a proprietary framework, this page will be updated to reflect it.
(This is the first entry in an ongoing research series. Future pieces will apply this same structure to specific projects, developers and areas as case-level data becomes available.)
The framework
Developer
- Track record: how many projects delivered, and on what timeline
- Delivery history: on-time vs. delayed handovers
- Build quality: materials, finish, post-handover defects
- Financial strength: balance sheet, ability to fund construction independently of sales velocity
- Brand premium: does the name hold resale value, or fade after handover
Project
- Entry price relative to comparable stock in the area
- Price per sq ft, and what that buys in unit size and finish
- Unit type and mix: who the project is actually built for
- Payment structure: how much capital is required, and when
- Supply: how many similar units are launching in the same window
- Differentiation: what makes this project defensible against the next launch
Location
- Existing infrastructure: roads, schools, retail, already built and operating
- Future infrastructure: what's funded and under construction, not just announced
- Connectivity to employment centres and the airport
- Tourism and short-term rental demand, where relevant
- Population growth and masterplan context
Financial
- Rental yield: realistic, not headline
- Capital appreciation potential over the hold period
- ROI and ROE, and which one the payment structure actually favours
- Total cash required through handover, not just the down payment
- Payment-plan economics: what a post-handover split actually costs vs. a standard schedule
- Service charges and their effect on net yield
- Financing availability and terms, if leverage is part of the plan
Exit
- Who the future buyer pool actually is
- Investor demand vs. end-user demand for this specific product
- Competing supply at the likely exit window
- Liquidity: how quickly comparable units have actually sold or resold
Risk
- Developer risk: construction and delivery risk specific to this developer
- Construction risk: timeline slippage, cost overruns
- Market risk: cycle timing
- Oversupply risk in the specific micro-location
- Pricing risk: how much premium is already priced into the launch
