Five New British Schools Are Coming to Abu Dhabi: What It Means for Property

For most families, the school decides the area, and the area decides the home. That is the reason there is a schools layer on my property map: tick British schools, IB schools or American and other schools and you can see what sits near a community before you look at a single listing.

It is also the reason five new British-curriculum schools announced for Abu Dhabi matter more to a property buyer than most launch announcements.

The five schools

Harrow International School Abu Dhabi, Saadiyat Island. A partnership between Harrow and Taaleem. Reported fees start from AED 80,000 a year. The opening year differs by source, from 2026 to 2027, and one report says it plans to offer boarding.

Gordonstoun Abu Dhabi, Jubail Island. The first Gordonstoun in the Gulf, run by International Education Holding, with places from nursery to Year 13. The operator gives September 2027.

Cranleigh Abu Dhabi, new Saadiyat campus. Aldar Education and Cranleigh School UK are investing AED 385.8 million in a campus for 2,178 students, next to the current Pre-Prep campus. It is scheduled to open in August 2027.

King’s College School Wimbledon Abu Dhabi, Fahid Island. Aldar Education’s first King’s campus in the Gulf: 50,000 sqm for up to 2,220 students. Announced in June 2025 for September 2028, subject to approval from ADEK, Abu Dhabi’s education regulator.

Al Ghadeer British School, Al Ghadeer. Aldar Education’s school for the Al Ghadeer community on the Abu Dhabi to Dubai border, planned for more than 2,800 students from early years to secondary. Aldar says it opens for the 2030 academic year, which is a company target.

Dates move. Harrow is a good example: older coverage says 2026 and newer listings say 2027. Treat every date here as reported, and check with the school and ADEK.

Why schools move property decisions

This is my view, drawn from sitting with buyers, not a statistic.

  • They decide who the buyer is. A family with children at a school wants a home inside a sensible commute of it. That shapes demand for villas and townhouses first, then apartments.
  • They signal a community that is finished. A school that is open, rated and full tells a buyer that a master community is working. One that is promised for 2030 asks the buyer to wait and trust.
  • They give renters a reason to stay. Families who rent near a school they like tend to renew, which matters for an investor’s vacancy.
  • They make early buyers pay for uncertainty. A school that is announced but not open is a promise. The price of a home beside a promised school may already include it.

None of this guarantees a price rise. A school is one factor beside price, service charges, build quality and what else is being built nearby.

What the five have in common

Three of the five are Aldar Education schools, in or beside Aldar communities: Saadiyat, Fahid Island and Al Ghadeer. A developer that builds the school alongside the homes is selling a finished neighbourhood, and the school becomes part of the marketing. For a buyer, that is useful and worth testing: ask who owns the school, who operates it and what happens if the opening slips.

What I would check, school by school

  1. Is the school licensed by ADEK, and has it opened? An announcement is not an opening.
  2. Which year groups open first? Several of these start with the youngest years and add older ones over time. If your child is 13, the school may not work for you for years.
  3. Fees and waiting lists. Fees for British-curriculum schools vary widely, and places at established schools can be hard to get.
  4. The commute. Measure it at school-run times, not on a Sunday afternoon.
  5. The rating. Once open, schools in Abu Dhabi are inspected by ADEK and in Dubai by KHDA. I link both directories on the map.

How to use the map

On the property map, under Landmarks and schools, you can switch on British schools, IB schools, American and other schools, airports and malls. The gold-ringed dots are the new schools coming to Abu Dhabi. Click any school for its curriculum and, for the new ones, the reported opening date and source.

The map lists the main schools, not every school. Curriculum is as published by each school. Always check the current inspection rating before you decide.

If you are buying with a child’s school in mind, tell me which year group and which curriculum, and I will shortlist homes by the school run first. You can book a call or message me on WhatsApp.

This is general information from the sources listed. Opening dates are reported and may change. It is not investment or education advice.

Frequently asked questions

Which new British schools are opening in Abu Dhabi?

Harrow International School Abu Dhabi on Saadiyat Island, Gordonstoun Abu Dhabi on Jubail Island, a new Cranleigh Abu Dhabi campus on Saadiyat, King's College School Wimbledon Abu Dhabi on Fahid Island, and Al Ghadeer British School in Al Ghadeer.

When do the new Abu Dhabi British schools open?

Reported dates are Harrow in 2026 or 2027 depending on the source, Gordonstoun in September 2027, the Cranleigh campus in August 2027, King's College School Wimbledon in September 2028 subject to ADEK approval, and Al Ghadeer British School for the 2030 academic year. Check with each school and ADEK.

How do schools affect property prices in Abu Dhabi?

Schools decide who the buyer is, signal a finished community, and give renting families a reason to renew. A home beside a school that is only announced may already price it in, so treat a promised school as a promise.

What should I check about a school before buying a home near it?

Whether it is licensed and open, which year groups open first, fees and waiting lists, the commute at school-run time, and once open, its ADEK or KHDA inspection rating.
