Aldar and Arada: What the AED 15 Billion Partnership Means for Buyers

On 30 September 2026, Aldar and Arada announced a partnership with a combined value of about AED 15 billion. It has two parts: a joint-venture masterplan at Seih Sdeirah on the Abu Dhabi to Dubai border, and three residential plots on Yas Island that Arada has bought from Aldar.
Both companies are already among the most active developers in the UAE. Aldar is Abu Dhabi’s large listed developer. Arada is the developer behind Aljada and Masaar in Sharjah. Putting the two together is news, so here is what has been confirmed, what has not, and what I would check before acting on it.
What has been announced
Seih Sdeirah. A masterplan joint venture for a large mixed-use community on the Abu Dhabi to Dubai border, on up to 1.5 million sqm of land. The plan is residential-led, with villas and townhouses, supported by retail and recreation. Arada leads development and construction management. Aldar and Arada will jointly handle the branding and sales.
Yas Island. Arada has acquired three residential plots from Aldar. Two of them are canal-facing. Together they cover more than 27,500 sqm of land, with almost 130,000 sqm of gross floor area. This is Arada’s first development in Abu Dhabi.
The agreements were signed by Jonathan Emery, CEO of Aldar Development, and Ahmed Alkhoshaibi, Group CEO of Arada. Both companies say these two deals are the first phase and that they intend to explore further collaboration in the UAE.
What has not been announced
No launch date, price, payment plan, unit count or construction schedule has been published for either part. The Yas Island release does not say which part of the island the plots are on. The AED 15 billion is a combined value with no breakdown. Anyone quoting prices or launch dates for these projects today is guessing.
Who the two companies are
Aldar is an Abu Dhabi-based listed developer that has also moved into Dubai. Its joint venture with Dubai Holding, started in 2023 and expanded in 2026, now covers two further plots with almost 14,000 homes and a combined value above AED 38 billion. Dubai Holding says sales under that venture total AED 21.5 billion to date.
Arada launched Aljada in Sharjah in 2017 and has been building it out since. It has delivered homes at Aljada and Masaar, and in 2023 it completed 2,610 homes across the two. Its next phase, Masaar 3, is targeted for first completions in 2027, which is a company target, not a delivery. In July 2026 it also launched Arada Capital, a fund platform chaired by Prince Khaled bin Alwaleed, Arada’s Executive Vice Chairman.
Why the location matters
Seih Sdeirah sits in what Semafor calls the gap between Abu Dhabi and Dubai: an 80 kilometre stretch that has been mostly farms and warehouses and is now drawing multibillion-dirham projects. Aldar already has Al Ghadeer in the same corridor. A new community there is a bet that the two cities keep growing towards each other.
For a buyer, that corridor can offer more land, larger plots and lower prices per square foot than the core of either city. The trade-off is that you are buying an area that is still being built, with amenities, schools and transport arriving over years.
What I would check before acting
- Official inventory and price list. Not the first agent message you receive. Until Aldar and Arada release them, treat any figure as unconfirmed.
- The handover record. Ask for Arada’s completed phases and how they compare with the dates it gave at launch. Aldar’s own delivery record in Abu Dhabi is easy to check.
- Service charges and community fees. For a large new masterplan these shape your net return as much as the price.
- What is built around it. Schools, roads, the Metro and retail. Look at what is funded and dated, not just drawn.
- Your reason for buying. A family home you will live in for ten years is a different decision from a flip.
Where this fits with Aldar’s move into Dubai
Separately, market commentary links Aldar’s other large Dubai plot, about 4 million sqm in Dubai’s eastern growth corridor, to International City Phase 2, beside Dubai Silicon Oasis. Aldar and Dubai Holding have said it will be a family community of apartments, townhouses and villas and that it is targeted to launch in 2026. The name, master plan and prices have not been published, and the exact location is reported rather than confirmed.
I have put it on my property map as coming soon. If you register there, I will send you my client information pack, and I will tell you what is confirmed as soon as the developer releases it. The Seih Sdeirah and Yas Island plots are on the map in the same way.
This is general information from the public announcements listed above. It is not investment, legal or tax advice. Launch details, locations and prices have not been confirmed by the developers and may change.
