Illustrative, not a real client. This scenario uses hypothetical figures to demonstrate the method. It isn't a specific property recommendation, and it isn't investment, legal or tax advice.
ObjectiveDiversify a balance sheet that's concentrated in one company, without assuming diversification automatically wins.
BudgetAED 10M

A founder or CEO with significant net worth, most of it tied up in one company, looking at property as a way to diversify the balance sheet. AED 10M to allocate.

The two shapes this usually takes

Option A puts the full AED 10M into one property, a single, prime asset. Option B splits it: an income-focused asset, an allocation in an established growth market, and a smaller, higher-growth allocation.

What actually decides between them

Not a default preference for diversification. That’s a common assumption, and it’s not automatically right. The real questions: what’s the expected income from each structure, what’s the liquidity profile if some of it needs to come out quickly, how concentrated is the risk in a single building or single tenant, and how much developer or community exposure does each option carry.

Splitting AED 10M three ways only helps if each piece is individually sound. Three mediocre assets aren’t better than one good one just because there are three of them.

Illustrative scenario. Not a real client, not investment advice, and not a claim that either option is generally superior. The right structure depends entirely on individual income needs, liquidity requirements and risk appetite.

Option A: single asset

Option B: split allocation

Frequently asked questions

What was the goal in "Business Wealth Is Not Diversified Wealth"?

Diversify a balance sheet that's concentrated in one company, without assuming diversification automatically wins. The budget was AED 10M, for a buyer moving Founder / CEO.

What was the recommendation?

Depends on income needs, liquidity needs and risk appetite, not a default answer. A founder can have significant net worth while still having most of their wealth tied to one company. Property can help diversify that balance sheet, but only if the property itself makes sense.

Is this a real client?

No. It is an illustrative investment scenario, not a real client, showing how I compare properties for someone in this situation. Your own numbers will differ, so treat it as a framework, not a quote.
